    It is probably already listed. Find your association, claim it, and pay for the year. No approval queue and nobody to wait on — the site is yours from that moment.

  2. Upload what you have

    Declaration, bylaws, budget, minutes. Drop them in and the compliance checklist fills itself in — and names what is still outstanding.

  3. Publish

    Pick your colours, review the pages, and go live. Notices are public from the moment you publish; records open to verified owners only.

The requirement

Florida now requires your association to have a website

Since 1 January 2026, a condominium association operating a building of 25 or more units is required under Florida law to maintain an online records portal (Fla. Stat. § 718.111(12)(g)). Homeowners associations with 100 or more parcels have had the same duty since 1 January 2025 (§ 720.303(4)(b)). We set up the portal and migrate your governing documents, budgets, meeting notices, financials and other required records.

Failure to comply can expose the association to DBPR enforcement and potentially civil penalties. If an owner makes a proper written request for association records and the association willfully fails to provide access, Florida law provides minimum damages of $50 per calendar day, up to 10 days — potentially $500 per request, plus actual damages where applicable.
